First, Mary and I want you to know we are very pleased and satisfied with your work, and way you and your team presented and sold our condominium. Thank you all very much. Several things immediately come to mind, the chief of which is your skill and knowledge in how to present our particular property, and it’s most favorable features. Our condo had previously been listed with another broker who had been highly recommended by no less than eight colleagues and friends of Mary who were very satisfied with their work. What we didn’t know or distinguish at the time was that their success, while genuine, was mainly as to high-end very expensive single family homes, and much less so with smaller and less expensive properties; and the differences in how presented, giving rather short- shrift to the latter. In our initial interview I related that while in law school I tried to sell real estate, and found it the hardest job I ever tried to do, next after door-to-door sales! I learned however that as a matter of dumb luck, almost anyone (even me!) could sell something given unlimited time, continually lowering the price, and unlimited funds for “fix-up”– eventually. I learned that was the essential difference between a real sales- person and an order-taker. I mention this again to illustrate the differences between your representation and the former broker’s, as the measure of your success and our satisfaction. In further contrast, you and your team were prepped, knowledgeable, well acquainted with the premises, and able to suggest alternatives and possibilities to prospective buyers’ wants and needs, and started out with reasonable pricing rather than just “testing the market”. Your salespersons arrived sufficiently ahead of prospective buyers at open houses to be calm, self-assured and ready for specific questions, beyond just reading from the fact-sheet. Additionally you are to be commended for your skill and knowledge in guiding this transaction through the Condominiums policy regarding variances, and showing the buyer how they could make the apartment exactly as they wanted. All this was accomplished in less than four months. For all these reasons, we thank you . Our rating is an unqualified “Outstanding!”
